Preparing your home for sale

Before we know it, the sweet scent of Frangipani will be in the air as we head into Spring. When considering the right time to sell your home, many homeowners choose to sell in the Springtime as weather conditions are relatively settled, the temperatures are ideal (meaning no need to heat or cool the house) and the gardens are in bloom. All of these factors make Spring the ideal season to put your home on the market. Here are our biggest tips when preparing your home for sale.

Building & Pest Inspection

You don’t want any nasty surprises when it comes time for your Buyer to conduct a building and pest inspection. Any major issues could give your Buyer extra bargaining power or worse, they could pull out of the sale altogether. Consider a building & pest Inspection prior to going on the market. This will give you the opportunity to rectify any major problems with the home prior to sale.

Street Appeal

First impressions really do count. Ensure trees are trimmed, gardens are tidy and weeds removed. Keep your lawns well maintained and remove any clutter from around the yard. Restoring or re-coating your roof, driveways & pathways with a fresh modern colour can have a huge impact on the homes street appeal. A freshly restored roof alone can add tens of thousands in value to your home.

Clean & Declutter

We can’t stress this one enough. Start with de-cluttering. Pack away personal items such as photographs, children’s artwork, trophies and sports memorabilia, trinkets and ornaments, and any other items you don’t regularly use. Give the home a thorough spring clean including windows, blinds, skirtings and home appliances. Wipe down walls and doors with sugar soap, and wash insect screens. Eliminate odours from the home by cleaning or removing pet beds, rugs and freshen up kitchen & bathroom drains with a baking soda and vinegar. If you have carpet, consider professional steam cleaning to eliminate stains and odours.

Repairs and Renovations

It’s a well-known fact that kitchens and bathrooms sell houses. If your kitchen or bathroom is out dated, consider renovating these rooms. If the budget doesn’t stretch that far you could re-surface the cabinetry and add a new benchtop / vanity to give a fresh clean look. Wall tiles that are still in good condition can be revitalised by re-grouting. There is a lot to be said for clean grout, it can make a bathroom look brand new again. If the home needs re-painting, choose neutral tones, the same goes for the carpet and flooring. Repair any leaking or dripping taps, or choose new tapware / fittings and fixtures.
